Welcome to foreclosure-help-center.com!  My name is Grace Stuart.  

I first built this website to "download" all the information I have gathered throughout the last 10 ten years (or so...) that I've worn many hats with regards to the topic of foreclosure and foreclosure solutions.  

I have been from one end of the spectrum to the other with regards to foreclosure -- from a successful foreclosure investor, hard money loan broker, hard money lender, loan modifier, debt settlement negotiator, and unfortunately, -- to having the unpleasant experience of being foreclosed on when one of our real estate development projects went south.  We were clobbered by a combination of the recent real estate  market implosion and a crooked partner who turned out to be a con man who, unbeknownst to us, was on parole for real estate fraud (never accept partners without a thorough background check) ...long story.

The only way I survived our failed project's foreclosure was through the knowledge I gained having previously helped many people out of foreclosure...the tables were turned, so to speak.  It was traumatic -- financially, emotionally, mentally, and physically.  In my profession, I've spoken to hundreds of people who faced foreclosure, but I couldn't empathize until it happened to me and I stood to lose everything (due to personal guarantees we signed -- do NOT ever do this!).  

After 2 years of  gruelling negotiations with our lenders, and courageous last ditch attempts to breathe life into the project by trying to find new investors, I came to the end of my rope and accepted the fate of our project -- foreclosure.  I was depressed, extremely scared, devastated, and felt completely drained and defeated.  

Once I confronted my despair and forced myself to get over the shock of the inevitable outcome, I shifted into damage control mode to protect our personal assets from our project's hungry creditors.  The negotiations were brutal -- many threats were made to take all our personal assets -- our home, cars, personal properties, rental properties -- everything!  

In between nervous breakdowns (I'm being a little facetious here...but not really), I researched my *&^* off to find out what our options were and to map out a negotiation strategy that had the best chance of success.  My resolve was tested each day that I had to deal with our deteriorating situation.  Not only did we lose our entire investment into the project, our creditors threatened to take everything else we owned.  

Positive thinking prevailed (I had no choice but to make myself do everything I could to work towards a positive outcome.  My then amazing 4-yr old daughter and my wonderful husband were my reasons to keep my chin up and keep going).  After 2 years of exhausting and nerve-racking negotiations, we settled with all our creditors. We were able to keep what was left of our personal assets and everything was settled for good, with no further consequence in the future.   All this from knowing what to ask for and how to do it when the opportunity presented itself.

I learned so much from our foreclosure experience that I wanted to document everything I did that led to a successful outcome.  This website is the fruit of my experience and is a way for me to give back and help as many people as possible.  With the right education and positive attitude, there are many solutions available to you if you know about them and are able use them to your advantage.  I've detailed all that I learned and used in this website (and believe me, I explored and tried every strategy).  If you have any questions, comments, or feedback, please contact me.
